US SBA celebrates 65 years

Wow. Happy Birthday U.S. Small Business Administration. This agency is older than I ever thought. It's quite pivotal for MANY businesses to be able to put down 10% on the purchase AND construction of a building AND the purchase of equipment for a #smallbusiness looking to grow.

It's also amazing that additionally, the business can #lease out up to 49% of their building to a tenant, to earn income on their building, while continuing to operate in the other 51%

I've helped groups from #foodservice to #autorepair realize their dreams for growth by building out #industrial #coldstorage, or building a facility from the ground up.

Let me know if you're looking to grow in #LosAngeles or #LasVegas

0.75 Acre R4 Land Assemblage in Downtown now available

A new assemblage of residential land aimed at developers is now on the market.  316, 324, and 328 N. 9th Street in Downtown Las Vegas was just listed this week on Propertyline and Loopnet. The property up for sale at this time marks an increase in chatter and activity in the Downtown area relating to Multifamily redevelopment opportunities, as new housing stock is in short supply and is in close proximity to the Zappos.com campus and the Ogden condominiums. The properties are available as an assemblage of High Density R4 zoned tear-down residential lots that allow for development within the guidelines of the flexible Centennial Plan. The 316, 324, and 328 N. 9th Street properties are listed by Richard Emanuele and Ryan Misaresh, LEED AP of Team Emanuele at Simply Vegas Real Estate

Eclipse Theater Downtown Goes Vertical

This past week construction has progressed to the point of going vertical, with the first structural steel beams being erected at the site. This stage follows months of site preparation and underground work. Generally structural steel goes up rapidly in a construction project, and will be showing downtowners the general silhouette of the building in a short period of time.

It is rumored that the owner of Classic Jewel, a bar located in the ground floor retail space of the Juhl Condominiums, will be a food / beverage operator when the project is completed.
